Pest Control for Durban Body Corporates and Sectional Title Complexes from a registered operator
Cockroaches, rats and pigeons pay no attention to unit boundaries. We help trustees and managing agents across Durban treat the whole complex, from the refuse room and basement parking to every unit that needs it, with records you can table at the next AGM.
Common property and participating units are treated on the same visit, so pests have nowhere left to retreat to.
Service reports and certificates you can keep on the body corporate file and table at trustee meetings or the AGM.
Quotes, schedules and visit reports go straight to your managing agent, with copies for the trustees.
We give you a short notice for residents covering the date, how to prepare their unit and what to do with pets.
Body Corporate Pest Control Services
From the refuse room to the roof, we treat the parts of a complex where pests breed and spread, then work through individual units as owners give access. Most schemes start with a once-off clean-out and move onto a scheduled service once things are under control.

Certificates & Compliance
Paperwork for the body corporate file, your insurer and owners who are selling. Keep it with your trustee records so it’s ready whenever someone asks for proof of treatment.
Why Treating One Unit at a Time Rarely Works
German cockroaches move through shared plumbing ducts, electrical risers and the gaps behind kitchen cupboards. When one unit is treated and its neighbours aren’t, the cockroaches simply move next door and come back within weeks. Rats behave the same way, travelling between the refuse room, garden beds and roof spaces. A whole-complex plan treats the common property and the units together, so the problem has nowhere left to go.
Shared Services
Plumbing stacks, electrical risers and ducts connect every unit, so cockroaches and rodents move between flats out of sight.
Refuse Rooms & Drains
Bin areas and storm water drains feed and shelter pests for the whole block. If they’re left out, units get reinfested within weeks.
Fewer Complaints & Disputes
Ongoing pest problems quickly become arguments between owners and tenants. A scheduled service shows the trustees are on top of it.
Protecting Unit Values
Buyers notice droppings and roaches on viewings, and owners need a beetle certificate when they sell. A well-kept complex makes both easier.

What We Treat in a Sectional Title Complex
- Refuse rooms and bin areas
- Basement and covered parking
- Service ducts, risers and plumbing shafts
- Gardens, boundary walls and storm water drains
- Ledges, balconies and roof areas where pigeons roost
- Individual units, arranged with each owner or tenant
How It Works for Trustees and Managing Agents
- Free inspection of the common property and a sample of units, to see how far the problem has spread.
- A written proposal you can circulate to trustees, with the treatment plan and a schedule.
- Notice for residents. We can supply a short notice explaining the date, how to prepare and what to do with pets.
- Treatment day. Common areas are treated, along with any units where access has been arranged.
- A report after every visit for the body corporate file.
Who Pays: the Body Corporate or the Owner?
As a general rule, the body corporate is responsible for the common property and each owner looks after the inside of their own section. In practice, many complexes budget for whole-complex treatment, because a cockroach problem is almost impossible to fix one unit at a time. Your conduct rules and managing agent can confirm how your scheme handles it. If you’re renting, our guide to who’s responsible for pest control covers landlords and tenants.
Complexes We Service Across Durban
We work with sectional title schemes and blocks of flats in Umhlanga, Durban North, the Berea, Westville, Pinetown, the Bluff, Umbilo and Amanzimtoti, among others. See all the areas we cover, or read about pest control for apartments and flats if you’re an individual owner.
Frequently Asked Questions (FAQs)
How often should a complex be treated?
Most complexes do well with a full treatment two to four times a year, with the refuse room and drains checked more often. Where there’s already an active cockroach problem, two treatments a few weeks apart are usually needed first to break the breeding cycle.
Do residents need to leave their units?
Common area treatment doesn’t affect residents. Inside units, people usually need to stay out of treated rooms until surfaces are dry, and we’ll confirm timing for each unit on the day.
Can you deal directly with our managing agent?
Yes. Quotes, schedules and visit reports can go straight to your managing agent, with copies for the trustees.
What if some owners won’t give access?
We treat every unit we can reach plus all the common property, and note any units that were missed in the report. A follow-up visit for those units can be booked once access is arranged.
Our Other Pest Control Services
Complexes often need help with specific pests too. See our cockroach control and rat and rodent control, or office pest control for mixed-use and commercial buildings.
