Soil poisoning, also known as pre-construction termite treatment, is the application of a registered soil insecticide to the ground a building will sit on and the ground immediately around it. Where Soil Poisoning Fits Into the Build Sequence

Trenches and Footings, Before Backfill

Once the trenches are excavated and the footings are in, the open soil along the trench lines is treated. This is the part of the job that gets buried permanently, so it has to happen while the trenches are still accessible.

Surface Beds, Before the Slab Is Cast

The full footprint of prepared soil under the surface bed is treated immediately before the concrete goes down. It is the only point in the programme where the entire area beneath the building is open and reachable, which is why we ask builders for the slab date up front.

Perimeter, Once Backfilling Is Done

After backfilling, the soil around the outside of the foundation wall is treated to close off the route termites take up against the structure. On larger sites this is often a return visit timed to the backfill.

Slab Already Down? There Is Still an Option

Where the concrete has been cast and the under-slab window has closed, treatment moves to a post-construction approach around the perimeter and at service penetrations. It is a different method to pre-construction work and we will say so plainly rather than quote you for something the site no longer allows.

What the Standards Actually Say About Soil Poisoning

There is a lot of vague wording online about soil poisoning being “required by law” in South Africa. Here is the accurate version, so you know what your local authority, your architect and the NHBRC are working from.

SANS 10400-F: Site Operations

Clause F5 of the National Building Regulations covers protection from subterranean termite activity. It applies where the local authority requires it, or in areas of high termite infestation. That is a conditional requirement rather than a blanket national one, so the first question on any site is what your local authority expects.

SANS 10124: The Application of Soil Insecticides for the Protection of Buildings

This is the standard the treatment itself is measured against. SANS 10400-F treats the termite protection requirement as satisfied where soil insecticides are applied in line with SANS 10124, or where an approved physical barrier carrying an Agrément certificate is installed instead.

Act 36 of 1947

The products used in soil poisoning are registered agricultural remedies, and the person applying them has to be a registered pest control operator. NHBRC and Bank Requirements

Soil Poisoning for Termites on the Durban Coast

Warm, Humid and Year-Round

Subterranean termites need warmth and moisture, and coastal KwaZulu-Natal supplies both for most of the year. Colonies stay active through winter here in a way they do not on the Highveld, which is part of why untreated ground under a Durban slab is worth taking seriously.

What Soil Poisoning Does and Does Not Cover

Soil treatment works on termites that approach a building through the ground. Drywood termites, which are common in KwaZulu-Natal, get into timber directly and are not stopped by a treated soil zone. Wood borer is different again. If we find either during a site visit we will tell you what it needs instead of treating the soil and calling it solved.

Frequently Asked Questions (FAQs)

  1. How is soil poisoning quantified and priced?

    Quantities come off the building footprint in square metres plus the length of the trench lines, with soil type and site access affecting the job. That is why we assess the site rather than quote off a plan alone, and why a rate quoted over the phone without those numbers is a guess.

  2. Does soil poisoning have to happen before the slab is cast?

    The under-slab portion does. Once concrete covers the footprint, the soil beneath it cannot be treated directly, so that part of the work has to be done in the window between the ground being prepared and the pour. Perimeter treatment can follow later, after backfilling.

  3. Is soil poisoning a legal requirement in South Africa?

    It is a conditional requirement. SANS 10400-F, clause F5, calls for protection from subterranean termite activity where the local authority requires it or in areas of high termite infestation, and the requirement is treated as met where soil insecticides are applied in accordance with SANS 10124. Your local authority and, on NHBRC builds, the council’s own requirements determine what applies to your site.

  4. Will soil poisoning stop drywood termites and wood borer?

    No. A treated soil zone works on termites that reach the building through the ground. Drywood termites enter timber directly and wood borer beetles lay into the timber itself, so both need timber-directed treatment. We will identify what is actually present before recommending anything.

  5. Is soil poisoning safe around site staff, neighbours and boreholes?

    The products used are registered agricultural remedies applied at label rates by a registered operator, with the application confined to the soil beneath and around the structure. We take site-specific factors such as watercourses, boreholes and adjacent gardens into account when selecting the product and method.

  6. Can soil poisoning be done on a partially built site?

    Yes, and it is common. Sites often come to us mid-programme with trenches open and footings in, or with the slab down and the perimeter still to backfill. We look at what is still accessible and treat accordingly.
